Economic Analysis of Paddy Agricultural Land Conversion in Simalungun Regency (Case of Pamatang Simalungun Village, Rambung Merah, Karang Bangun and Siantar Estate Siantar District Simalungun Regency)

The conversion of wet-rice agricultural land is one of the phenomena of
changing wet-rice agricultural land into other food crops and horticultural crops.
The purpose of this research is to assess the economic value of land between
before and after land conversion, and analyze the impact of agricultural land
conversion on farmers' income, and find out what factors affect land conversion.
This research uses a case study method, which to answer the research objectives
using multiple linear regression analysis, land rent value, farmer income, Rsquare
test, F-test, and T-test using the EViews 12 software application. The
results showed that the average economic value of land (land rent) of
respondents' agricultural land was IDR 24,771,425,-/year. Based on the
classification of agricultural land, the average land rent of respondents of wetrice
crops was Rp5,920/m²/year, and for the average land rent of respondents of
other food crops and horticulture was Rp7,287/m²/year. For the average farm
income of respondents amounted to Rp38,743,925/year, and based on the
classification of agricultural land obtained the average results of paddy rice land
Rp7,370/m²/year, and other food crops and horticulture amounted to
Rp24,231/m²/year. Based on the results of the regression analysis, the R-square
value of 0.897970 was obtained, which means that the independent variables
explain the variable function change of wet-rice farmland in Simalungun Regency
by 89.79%, while the remaining 10.21% is influenced by other variables outside
the study. The results of the F test (simultaneous) showed that all independent
variables had a significant effect on the dependent variable with a probability
value (F-statistic) of 0.000000 <0.05, and partially the factors that had a
significant effect on land conversion were land area before conversion and
revenue after conversion of farmers, while other variables namely age of farmers,
the last education of farmers, revenue before conversion, operational costs before
conversion and operational costs after conversion had no real effect (the
influence of the variable was very small).
