Abstract

PT. Office Building Jamkrindo (Indonesian Credit Guarantee) is an office facility designed to support company operations in providing credit guarantee services in Indonesia. PT. Jamkrindo acts as a guarantee institution that helps Micro, Small and Medium Enterprises (MSMEs) in accessing financing from financial institutions. This building is planned to fulfill the need for a functional, modern and representative work space for the Company's operational activities. PT. Office Building Design. Jamkrindo (Indonesian Credit Guarantee) Medan Branch, which is planned to be located in Medan Sunggal District, Medan City. This location is in the R-2 zone as stated in the Medan City Detailed Spatial Plan document. Zone R-2 is an area with medium population density, where the construction of office buildings is permitted with certain conditions in accordance with the City Plan Information (KRK). The design was carried out on land with a total area of 921 m², with an area of The effective land area is 869.91 m², and the land area after taking into account the Building Boundary Line (GSB) is 555.92 m². The design concept is focused on optimizing the function of office space, spatial efficiency and sustainability, taking into account relevant legal, technical and environmental aspects. The research method used in this thesis is descriptive research method, namely presenting, describing and explaining primary and secondary data based on existing data and facts. The analyzes carried out are Site analysis, Circulation Analysis, Mass Analysis, Building Orientation Analysis, Zoning Analysis, Inter-Spatial Relationship Analysis, etc. The results of this design can meet the operational needs of PT. Jamkrindo Medan Branch optimally, as well as making a positive contribution to the surrounding environment and supporting a more integrated Medan city layout.
