    Pengaruh Bauran Pemasaran dan Kualitas Pelayanan terhadap Kepuasan Konsumen Real Estate Puri Zahara 2 di Kota Medan

    Abstract
    Marketing mix and service quality are important in providing satisfaction for consumers at Puri Zahara 2 Real Estate, Medan. The company’s success in providing qualified service and product for consumers can yield the achievement of high market segment and increasing profit for the company itself. The phenomenon found in the research was the serious complaint about consumers’ dissatisfaction with the product and the service quality. The objective of the research was to find out and to analyze the influence of marketing mix which consisted of product, price, and location and service quality which consisted of reliability, responsiveness, assurance, empathy, and tangibles on the satisfaction of the consumers of Puri Zahara 2 Real Estate, Medan.. The type of the research was descriptive quantitative; its nature was explanatory. The samples consisted of 93 respondents who were the consumers of Puri Zahara 2 Real Estate, Medan, taken by using proportionate random sampling technique. The data were analyzed by using multiple linear regression analysis in order to find out the influence of product and service quality on the satisfaction of the consumers of Puri Zahara 2 Real Estate, Medan. The result of the research showed that the coefficient determination value of marketing mix and service quality on consumers’ satisfaction was 0.567 which indicated that the capacity of independent variables (marketing mix and service quality) on dependent variable (consumers’ satisfaction was 56.7%, while the rest (43.3%) was explained by other variables which were excluded in the study. The result of the research showed that, simultaneously and partially, marketing mix which consisted of product, location of residence, and price had influence on consumers’ satisfaction. Simultaneously and partially, it was found that service quality which consisted of responsiveness and empathy had influence on the satisfaction of the consumers of Puri Zahara 2 Real Estate. It was also found that, partially, the variable of service quality (empathy) was the most dominant factor which influenced consumers’ satisfaction.
     
    Bauran pemasaran dan kualitas pelayanan merupakan hal yang penting untuk memberikan kepuasan kepada konsumen pada Real Estate Puri Zahara 2 Medan. Keberhasilan perusahaan dalam memberikan pelayanan dan produk yang berkualitas kepada konsumen dapat menghasilkan pencapaian pangsa pasar yang tinggi dan peningkatan laba perusahaan. Fenomena pada penelitian ini adalah tingginya keluhan konsumen yang tidak puas terhadap produk dan kualitas pelayanan. Penelitian ini bertujuan untuk mengetahui dan mengalisis pengaruh bauran pemasaran yang terdiri dari produk, harga, lokasi dan kualitas pelayanan yang terdiri dari Reliability, Responsiveness, Assurance, Emphaty dan Tangibel terhadap kepuasan Konsumen pada Real Estate Puri Zahara 2 Medan. Jenis penelitian ini adalah deskriptif kuantitatif. Sifat penelitian ini adalah penelitian menjelaskan (explanatory). Penelitian ini menggunakan proportionate random sampling untuk mengambil data 93 responden yang merupakan konsumen yang tinggal di Real Estate Puri Zahara 2 Medan. Metode analisis data mempergunakan Regresi Linier Berganda untuk melihat pengaruh produk dan kualitas pelayanan terhadap kepuasan konsumen pada perumahan Puri Zahara 2 Medan. Hasil penelitian ini menunjukkan nilai koefisien determinasi bauran pemasaran dan kualitas pelayanan terhadap kepuasan konsumen sebesar 0.567. Hal ini menjelaskan kemampuan variabel bebas (Bauran Pemasaran dan Kualitas Pelayanan) terhadap variabel terikat (Kepuasan Konsumen) adalah sebesar 56.7%. sedangkan sisanya 43.3% dijelaskan oleh variabel lain yang tidak diteliti. Hasil uji secara simultan dan parsial menunjukkan Bauran Pemasaran yang terdiri dari Produk, Lokasi Rumah, dan Harga berpengaruh terhadap kepuasan konsumen. Hasil uji secara simultan dan parsial menunjukkan Kualitas pelayanan yang terdiri dari Responsiveness dan Emphaty berpengaruh terhaap kepuasan konsumen pada Real Estate Puri Zahara 2. Berdasarkan hasil uji secara parsial variabel kualitas pelayanan Emphaty merupakan faktor yang dominan dalam mempengaruhi kepuasan konsumen.
