A construction project always tries for the project to be completed on time without any delays or cost overruns. But in fact, in the implementation of construction projects there are often discrepancies between the planned schedule and the reality on the project site. This is what causes concerns about whether the time planned is already optimal or not. As in the case with the project which is the object of this study, it encounter delays caused by unstable soil. Therefore, this delay can be anticipated by optimizing using the Least Cost Analysis method. The aim of this study using the Least Cost Analysis method is to determine the optimum total cost and project duration by applying the Least Cost Analysis method and to find out the comparison of the budget estimated plan with analysis after using the Least Cost Analysis method.
Based on the results of the analysis carried out on the structural work for the BCA Building Construction Project in Tebing Tinggi with a normal duration of 177 days and subcontractor contract price to the main project contractor is Rp1.723.850.000 after accelerating time and costs using the Critical Path Method (CPM) and the Least Cost Analysis method project duration become 168 days and the project cost become Rp1.718.541.514,84. With a presentation of a time reduction of 5,08% and presentation of a costs reduction of 0,31% from estimated plan. The comparison of normal costs with costs after being accelerated using the Least Cost Analysis method is Rp5.308.495,16.
