Optimalisasi Biaya Konstruksi dengan Aplikasi Rekayasa Nilai Berdasarkan Konsep Green Building

Abstract

The construction business is increasingly popular and continues to develop in order to meet the infrastructure needed by society and increase the pace of development in Indonesia. The result of this is high gas emissions, so that in the Paris Agreement, Indonesia is committed to reducing gas emissions 29 % - 40 % in 2030. One way that can reduce the negative environmental impact in the construction sector is the Green Building concept, by provides Value Engineering approach in knowing the advantages and disadvantages of this concept. One of the work items that causes the largest gas emissions in the construction sector, especially in the construction of residential houses, is making concrete, which is caused by the use of cement. A substitute for cement is used which is considered more environmentally friendly, namely the use of fly ash, which is made from the remains of burning coal. This research uses a quantitative research method by conducting a value engineering study on a residential building based on the Greenship Homes concept by GBCI. Based on the data analysis that has been carried out, the cost savings obtained by using fly ash as a partial replacement for cement in the manufacture of K225 quality concrete amounted to 20,52% for a m3, while in the manufacture of K175 quality concrete the cost savings were obtained at 19,37% for a m3
